Infrastructure Update and Wrought Iron Fence Repainting

One of the last infrastructure related projects for 2019 was recently completed with the stamped concrete sections in the south mesa of the community. On Paseo de las Flores and Lynwood Drive seven sections of stamped concrete that was removed and replaced as part of the recycled water project were power washed and then stained to match to existing concrete. The outcome was outstanding as there is negligible difference between the old and new sections.

The board has received proposals from four painting contractors to repair and repaint the perimeter wrought iron fences. Two finalists have been further interviewed and a decision on the contractor as well as the timing of the project will be discussed at the September board meeting on the 17th. Work is likely to begin in late October or early November. It is expected that the project will take about two months. Homeowners will need to provide six inches of space between the fence and any plants or other materials to allow for the necessary access to painters. In most cases the painters will finish a backyard within three days; one day for prep, one day for applying the primer coat and the third day for the actual painting. 

Now is the time for homeowners to work with their landscapers to trim back any shrubs, trees, vines, as well as non-plant materials from the fences. An alternate approach is to undrape any plants from the fence using plastic or canvas tarps during the painting process. The Architectural Standards (Article 4.15) require that there be nothing hung or attached to the fences:

Owners shall not hang or attach any item (especially combustible materials) on or over any perimeter walls, pilasters or fences or Community Association fences or walls. Many homes within Encinitas Ranch area located within the Very High Fire Hazard Severity Zone (VHFHSZ) designation. It the Owner’s responsibility to understand and comply with all applicable fire safety requirements and restrictions.

Homeowners will receive notices before and throughout the project about the work schedule and when the the painters will be in their area of the community.
