Living in a planned community offers many benefits to residents. The Covenants, Conditions & Restrictions (CC&Rs) and Rules and Regulations help to ensure that this community remains a highly desirable and coveted place to live and that property values are maintained at the highest possible levels.

The responsibilities to maintain the community to high standards is shared by both the Homeowners Association as well as by individual homeowners. The HOA is charged with maintaining all of the common areas which includes nearly six acres of turf as well as 23 acres of shrubs, trees and slopes. The individual homeowners are responsible to maintain their own properties including their houses and yards per Article 9.2 of the CC&R’s.

You can learn more about the community’s Design Standards on our website at: http://encinitasranch.org/design/ The Architectural Standards most recently approved by the membership in April of 2017 provides guidelines for home improvements including structural modifications, landscaping, painting as well as the general appearance of the home and yard.

The Board of Directors is responsible for enforcing the Rules and Regulations that govern the community. The Architectural Committee is entrusted and tasked with surveying properties within Encinitas Ranch (from the curbside only) on a semi-annual basis.
