Wooden Perimeter Fencing

Nearly all owners in Encinitas Ranch share common wooden fences on at least one side of their house with their adjoining neighbors.

Here are the key points to keep in mind concerning these wooden side fences:

  1. The HOA have no responsibility over the maintenance of these fences.
  2. It is up the owners that share a common fence to determine how maintenance costs are to be covered.
  3. The fences need to remain as wooden fences following the perimeter fence specifications and need to be painted using Sherwin Williams Nuthatch SW 6088 paint.
  4. Soil or dirt should remain one inch below the bottom rail of the fence on both sides in order to avoid the fences leaning or deteriorating and shortening their useful life.

For reference purposes we have enclosed Article 4.15 of the Architectural Standards that detail how these fences need to be maintained:

Article 4.15 Paragraph D. Wood Fences:

  • Wood fences must match the existing vertical plank design of the wood fences commonly installed within the Association. Gaps between planks may not exceed ½” in width. For detailed drawings see Perimeter Fence Specifications (Appendix E).
  • Wood fences must match the common Community fence color. Please see Perimeter Fence Specifications (Appendix E).
  • Dirt must be maintained a minimum one (1) inch below any wood fence.
  • Wood fences shall not be exposed to any irrigation overspray. Drip systems are highly recommended for areas adjacent to wood fences.
