Spring is rapidly approaching and with it comes the opportunity to take a close look at your house and landscaping to be sure that it is well maintained and attractive. It is not only to your own benefit that you keep your home in good condition but it also helps with the overall appeal, property values and aesthetics for the entire community. We want Encinitas Ranch to be a sought after community for prospective homeowners not only for the beautiful landscaping in the common areas, the infrastructure and the conditions of our homes.
The Architectural Committee recently completed their semi-annual inspection of homes and front yards and will be sharing their findings with the owners of homes where some attention is needed. The most common problem that the committee noted was the condition of the exterior paint. On average Sherwin Williams, other paint manufacturers and painting contractors will all agree that a home needs to be repainted every eight to ten years. The paint on siding and shingles tends to fade and degrade faster than paint on stucco. Also, many homes with upstairs exterior balconies can have conditions that create paint color discoloration and water dripping below onto stucco or siding.
Homeowners need to set aside adequate funding for home maintenance. It is an ongoing process to keep these homes in good shape both inside and outside.
As mentioned in previous emails, the committee is also in the process of sunsetting a number of paint color schemes that are out of date and are not suitable to be used for repainting a house. Paint color schemes, just like the layout and design of homes, change over time and it is important that we allow homeowners to leverage current trends in paint. Those homes whose color schemes will be sunset are going to be notified that they will need to select another paint color scheme when it comes time for them to repaint.
