Several members of the Encinitas Citizens for Responsible Development (ECRD) coalition met with the developer of the Quail Meadows project on Tuesday, February 12th. As an outcome of the meeting the developer offered up some substantial concessions regarding the height of the development and the number of housing units. They intend to drop the height from six stories to four and reduce the number of housing units to between 400 and 450. They will also reduce the number of parking spaces but keep the same ratio of 1.6 parking spaces per unit. They are also willing to revisit plans to install a roundabout at Kristen Court to help mitigate traffic congestion at the intersection of Quail Gardens Drive and Encinitas Blvd.
We believe that they recognized that there is serious and organized opposition to the project across Encinitas and they would much prefer to work with the community to provide new housing without everyone having to spend more time and money. The outcome almost certainly would be approval of the project even as it is currently planned so the new proposal merits close attention.
Thus, they asked for a continuance with the Planning Commission which will allow them to develop more detailed plans to be presented in the near future. The Thursday Planning Commission meeting was cancelled.
As more details are provided and new dates set for the Planning Commission the community will be notified.
