Curtis Management Company Transition Update

The Curtis Management Company (CMC) transition team is currently working with our prior management company, N.N. Jaeschke, to transfer the Encinitas Ranch records through April 2021. They will be getting the final records through May 2021 the first week of June. So far the transition has been going quite well.

Monthly Assessments Billing:
Please note that your first statement will be for the month of June 2021 only. CMC will not be getting the balance forward figures until sometime in early June. Therefore any prepaid or delinquent assessment(s) will not be reflected until you receive your July 2021 statement.

Automatic Debit:
Please note that if you already had your monthly assessment deducted from your checking account from the prior management company, that service will have been terminated and you will need to set this up with our company.
However, Curtis Management has made this process easy by allowing you to apply for the auto debit service online. The online instructions will be included with the June 2021 assessment billing and welcome letter. There is no charge for this set-up, but it is required as this is a different bank account from your previous management company.

May Landscaping Enhancements Update

In the past few weeks our Landscaping Committee has overseen a number of significant enhancement projects across the community that they wanted to share with the membership:

  1. The slopes on both the left and right sides of the entry to Quail Ridge were cleared of all weeds and replanted with a wide variety of groundcover and shrubs. This work also extended around the corner on the banks of Swallowtail Road. The community has the responsibility to maintain all of the area and slopes on Swallowtail up to the city park. The stone wall on the left side of the entry gate on Quail Ridge was rebuilt because of large palm tree roots and the associated landscaping will be repaired in the new few weeks.
  2. The entry monument on Paseo de las Flores was renovated in late April as well as the entire slope from the entry monument up to Jensen Court on the left side. Two olive trees behind the monument were replaced with magnolia trees. Mulch will be applied the first week of May.
  3. The parkway grasses and irrigation around a portion of the cul de sac at the end of Paloma Court was completely replaced with new turf and upgraded irrigation lines.
  4. The plants and shrubs in the cul de sac at the end of Hampton Court in Devonshire were replaced and mulch to be applied during the first week of May.
  5. Numerous plants and shrubs in the south mesa that had died due to inclement weather earlier in the spring are being replaced.
  6. Paseo de las Verdes and Swallowtail Road monuments will be upgraded at the end of May.

There are a number of projects in the queue that will be completed in the second quarter.

The Landscaping Committee welcomes any homeowner to attend their monthly landscaping meetings which are held on the third Tuesday of every month starting at 9 AM. Anyone interested should contact Sandy Gallagher at js020202@cox.net.

Community Security Update

The board is very mindful of several recent home and car break-ins. While the community is not responsible for protecting homes and personal property such as cars the board has commissioned a small committee to look at various means to enhance overall security. Already, our security patrol company has been redirected to conduct all of their patrols during the night time in the hope that this may offer additional deterrence to any criminal activity.

In addition, the committee is meeting with the Crime Prevention Specialist at the local Sheriff’s Department to gain their insights into other measures that could be taken to help with overall security. The committee is also looking into the potential to install surveillance cameras at entries as well as help to establish Neighborhood Watch programs.

As their work progresses the committee will regularly update the membership on their work and ultimately their recommendations.
