A big part of what attracts prospective buyers and existing homeowners in Encinitas Ranch is the maintenance of the common areas and each of the homes in the community. We all need to do our part in this respect.
The community maintains all of the common areas including the infrastructure. Homeowners have do to their part as well. Well maintained homes and yards is a benefit not only to the homeowner but to the entire community.
Encinitas Ranch is close to reaching twenty years old and as the community ages the trees, plants and turf all need ongoing attention. Over time trees and shrubs can grow to enormous sizes and with those increases come the need for greater attention.
It is worth reminding everyone about our Architectural Standards as Article 4.19 for Landscape Maintenance:
- Owners are responsible for properly maintaining their residential exterior landscaping to maintain a healthy and attractive appearance at all times.
- Front and backyard landscaping, including lawn areas, must be neatly trimmed and kept free of weeds, dead and diseased plants, trees or grass, trash or debris, and other unsightly materials.
- Irrespective of any approval granted, the Community Association reserves the right to require an Owner to trim and/or remove any tree(s), branch(s), shrub(s), plant(s) or root(s) of any kind on the Owner’s Lot that is determined by the AC and/or the Community Board to materially encroach in any way on an adjacent property, community sidewalk, Community Common Areas, or any other pedestrian way
