Recently the leadership team for the Encinitas Citizens for Responsible Development (ECRD) obtained an advance look at the revised plans for the Quail Meadow development. Attached below is a link to a four page document that outlines the new design and key details.
The following is a quick recap of the major changes:
- The height of the buildings was reduced from six to four stories
- The exterior design and aesthetics of the two buildings has much more articulation and improved aesthetics.
- The number of housing units was reduced from 485 to 448
- All of the parking is now below ground
- The number of design waivers was reduced from nine to five:
-
The new design eliminated most of the lot line setback reductions that hung over the Quail Gardens Drive setback.
-
The pool setback waiver was eliminated.
- The open 4th floor party deck on Quail Gardens Drive and Kristen Court was eliminated and was converted to storage space. So, there should be no loud outdoor parties overhanging the Kristen Court homes.
- More open space and personal storage was provided but will still require a waiver.
-

The next step in the process will be for Baldwin & Sons, the developer, to schedule and hold another Citizens Participation Program (CPP) meeting where they will share the most current plans with interested residents. This should take place in the next several months. We will keep homeowners aware of future activities and actions.
