The community needs help with maintaining our common area landscaping and preventing damage that results in additional expenses being incurred to make repairs. When such repairs are needed that means reducing our landscaping budget for improvements in other areas. In essence it means that all 500 owners pay a portion of the repair costs. The Landscaping Committee and Board work very hard to keep the common areas looking appealing, attractive and well maintained. Landscaping is the primary amenity in Encinitas Ranch. Everyone needs to do their part in this effort.
SAMUEL COURT PARK
There is a small passive use park next to Samuel Court where substantial damage has recently been done to the turf. This damage is the result of active sports use, including baseball and golf, for which this park was not intended. There are other areas close by, including the city park located off Paseo De Las Verdes within easy walking distance, that are better suited for that purpose. This is not the first time this has occurred, and the Board is committed to ensuring it does not happen again.

In the last week, the landscaping contractor taped off the park and placed Landscape Renovation signs around the outside of the park and they have all been torn down twice.
The social committee is planning on holding a community event in this park on Sunday, May 17th and the park should appear well kept.
TRAIL CONNECTING CYPRESS HILLS DRIVE TO LYNWOOD DRIVE
Secondly, e-bikes are damaging the common area slope adjacent to the trail that connects Cypress Hills Drive to Lynwood Drive. There have been incidents where owners walking this trail have been harassed by bike riders.
There is signage throughout the community indicating that bikes are NOT permitted on sidewalks or trails. Yet, bike riders pay no attention to the signs. The signs have been posted to help prevent accidents and improve safety. The landscaping contractor is regularly having to repair portions of the trail requiring time and materials including fences and plants. The work on this trail also reduces the budget for landscaping enhancements.

Please help us identify the owner(s) responsible for the damage. They will be held responsible to pay for the repairs.
