Encinitas Ranch Community Association June 2021 Update
Encinitas Ranch Focus on the Environment
Several weeks ago an article was written in The Coast News about a beehive found on private HOA property that was that was mistakenly destroyed rather than being moved. The article failed to tell the complete story and the community feels compelled to respond about the importance of the environment and climate change to our overall objectives and strategies.
The fact is that the community’s policy is to always relocate a beehive rather than to have it destroyed. In this particular situation the directions given to the previous community manager at NN Jaeschke were not followed.
Road Upgrades to Quail Gardens Drive
Homeowners may have noticed signage on Quail Gardens Drive about upcoming road improvements.
The TransNet sign on Quail Gardens Drive near Encinitas Blvd. was installed about a month ago by the City’s paving contractor in preparation for our annual Pavement Rehabilitation Project. A portion of the pavement project is funded by TransNet funds. This project will add curb ramp upgrades for ADA compliance, a pavement overlay, and slurry sealing along Quail Gardens Drive between Encinitas Blvd. and Leucadia Boulevard. Construction is set to begin this month with the reconstruction of the curb ramps followed by the pavement resurfacing in the coming months.
Common Area Landscaping Reminder
Recently the community has seen an increase in damage being done to common area trees that are the responsibility of the community to maintain. This article is a reminder about this issue and we are looking for everyone’s help to avoid future problems.
- All homeowners are reminded not to remove or trim any common area landscaping. The costs to remove, repair any damage done to common area trees, shrubs or other plants will be the sole responsibility of the homeowner.
- If a homeowner has a concern over any common area landscaping that might be creating a problem for them please contact Curtis Management at 760-643-2200 before taking any action.
- The Landscaping Committee will assess any damage and determine if any punitive action should be taken which could include fines, repair and/or replacement of the landscaping.
- The HOA is responsible to maintain all common areas following protocols developed and implemented by subject matter experts including certified arborists.
- Common area landscaping cannot be trimmed or removed to improve views without the approval of the Landscaping Committee and arborist.
Viability of adding entry gates
Over the past twenty years the topic of installing additional entry gates into Encinitas Ranch has come up repeatedly as a means to help with deterring criminal activity. Many homeowners may not know that there are seven different entrances into the various developments in Encinitas Ranch. Currently the only entry where there is a gate is at Quail Ridge north of Leucadia Blvd. on Quail Gardens Drive.
It is worth re-iterating why additional entry gates will not be possible in Encinitas Ranch.
Social Events
The Social Committee is re-energized and is beginning to plan for two events for the remainder of the year. There will be an event held in the mid- to late summer and another in the fall.
