Impending Housing Developments along the Quail Gardens Drive – Saxony Road Corridor

We continue to update the community on the impending housing developments that have been approved by the city that will have a serious negative impact related to safety and quality of life for residents who live along the Quail Gardens Drive – Saxony Road corridor. Within the next five years we can expect to see upwards of 1300 housing units being built in this area adding an enormous increase in traffic volume.

Below is a map showing the location of each of these developments and the number of housing units.

As mentioned previously a consortium of HOA’s and neighborhoods has been formed to advocate for traffic calming along this road corridor. This includes:

    • Encinitas Ranch Community Association
    • Quail Park HOA
    • 1 Channel Island HOA
    • Quail Run
    • Quail Pointe HOA
    • Saxony HOA
    • Clark Avenue homeowners

In addition, the consortium is working closely with the E3 Collaborative and Chris Calkins, the CEO of Carltas and the master developer for all of Encinitas Ranch including the golf course, the 500 homes as well as the Encinitas Towne Center

    • The E3 Collaborative includes the San Diego Botanic Gardens, the Leichtag Foundation, Seacrest Village, the YMCA, the Encinitas Union School District (EUSD) Farm Lab and the San Dieguito Museum

There are deep concerns over the clear lack of focus and attention being given to developing plans to mitigate what is sure to be significant traffic problems that will impact residents who live along the Saxony-Quail Gardens Drive corridor. In its eagerness to approve this large addition of housing the City has not taken steps to understand the impacts and to develop traffic mitigation strategies to protect the existing residents and their access to these roads.

The key members of the consortium will continue to keep our community updated and will recommend actions that individual homeowners can take. The consortium will ask homeowners to attend city council, Planning Commission as well as Mobility and Traffic Safety Commission meetings.

In the meantime, members of our consortium has requested that the Sheriff conduct more speed enforcement on Quail Gardens Drive. So hopefully we will see more patrol cars issuing speeding citations.
